Mill Valley Real Estate Update: First week of October

Our real estate market sails have lost a bit of wind - so to speak – as we moved into the first week of October. Don’t get me wrong, there is a lot of good news for those of you selling right now. Days on Market are still holding steady under 40 and sale price % to list price is still hovering around the 100% mark across the board, especially among properties selling over one million. The biggest difference we’re seeing in this new month is the amount of sellers bringing homes to the market. In fact, activity overall has started to embrace its “seasonal” slowdown. This doesn’t help those buyers who are still hoping to make a move this year, but don’t fret buyers; I expect more properties to come on the market throughout October. Condo activity is consistent with previous weeks, and will most likely stay strong through autumn, indicating no dramatic changes are coming our way.
